The cost approach was not used in <br />the report as the Subject is unimproved. The Value in Use and Income approaches were <br />both used as checks against the historical sales data, the Dales Comparison Approach in <br />the analysis resulted in a narrow range of value for the Subject Property. <br /> <br />After careful and through analysis of the available market data, we have. concluded the <br />indicated value of the entire fee simple estate of the subject property to be as follows: <br /> <br />Nine Hundred Thousand and 00/000 Dollars <br />$900.000.00 <br /> <br />We have included in the report several items of supplemental data.
