Open Space Landsqape Area <br />a. A landscaped open space area of at least 20% of the <br />gross area of the site shall be required in all commercial and industrial zone districts. <br />All landscaping In parking areas, buffer areas and perimeter land~caping shall be <br />eligible to meet this requirement. <br />b. Open space area landscaping shall include at least 2 <br />trees and 4 shrubs for each 1,000 square feet of landscaped area. <br />c. Storm detention areas may fulfill up to 1/2 of the <br />open space area requirement pr.ovided that the area, and subject to the provisions of <br />Section 10-14-7(A)(1 }(I), contain at least 2 trees and 4 shrubs for every 2,000 square <br />feet of area and provided that the landscaping does not interfere with stormwater <br />detention. Voluminous trees and spre.ading plants shall not be placed in detention <br />ponds. . <br />4. Public Right-of-Way Landscape Area . <br />a. The area within 20 feet of abutting public streets (as <br />measured from the curb or 'edge of pavement) shall be landscaped. <br />b. Public right-of-way landscape areas shall include at <br />least 1 tree and 4 shrubs for every 40 lineal feet of street frontage. The required <br />trees and shrubs may be grouped in areas, provided that tt:'1e total number of trees and <br />shrubs is based upon the lineal requirement and provided that the authority controlling <br />the right-of-way has no objection. <br />c. Trees adjacent. to right-of-way shall be planted a . <br />minimum distance of 5 feet and a maximum distance of 15 feet from th~. curb and <br />shall not interfere with the placement of sidewalks. <br />5. Buffer Landscape Area <br />a. A buffer landscape area of at least 10 feet in width <br />shall be provided on non-reside~tial and multi-family property located adjacent to <br />residentially zoned or utilized land. <br />. b. A buffer area of at least 20 feet in width shall be <br />provided on industrial uses adjacent to all surrounding property. <br />c. Buffer area I~ndscaping shall include at I~ast 1 tree <br /> <br />for every 20 lineal feet. <br />6. Parking Lot Landscape Area <br />. a. An area or combination of areas equal to 10% of the <br />total parking lot area shall be landscaped if the lot contains 15 or more spaces. The <br />public right-of-way landscape areas or buffer landscape areas shall not be utilized to <br />contribute to the 10% minimum requirement. <br />b.
