<br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />the property value, the identity of the Appraiser, professional designations, reference to any <br />professional appraisal organizations, or the firm with which the Appraiser is connected), shall be <br />used for any purposes by anyone but the client specified in the report, the borrower if appraisal <br />fee paid by same, the mortgagee or its successors and assigns, mortgage insurers, consultants, <br />professional appraisal organizations, any state or federally approved financial institution, any <br />department, agency, or instrumentality of the United States or any state or the District of <br />Columbia, without the previous written consent of the Appraiser; nor shall it be conveyed by <br />anyone to the public through advertising, public relations, news, sales. or other media, without the <br />written consent and approval of the Appraiser. <br /> <br />On all appraisal, subject to satisfactory completion, repairs, or alterations, the appraisal report <br />and value conclusion are contingent upon completion of the improvements in a workmanlike <br />manner. <br /> <br />Unless otherwise stated in this report, the existence of hazardous substances, including without <br />limitation asbestos, polychlorinated biphenyls, petroleum leakage, or agricultural chemicals, which <br />mayor may not be present on the property, or other environmental conditions, was not called to <br />the attention of, nor did the appraiser become aware of such hazardous substances, during the <br />appraiser's inspection. The appraiser has no knowledge of the existence of such materials on or in <br />the property unless otherwise state. The appraiser is; however, not qualified to test such <br />substances or conditions. If the presence of such substances, such as asbestos, urea <br />formaldehyde, foam insulation, or other hazardous substances or environmental conditions, may <br />affect the value of the property, the value estimated is predicated on the assumption that there is <br />no such condition on or in the property or in such proximity thereto that it would cause a loss in <br />value. No responsibility is assumed for any such conditions, nor for any expertise or engineering <br />knowledge required to discover them. The client is urged to retain an expert in the field of <br />environmental impacts upon real estate if so desired. <br /> <br />The Americans with Disabilities Act (ADA) became effective January 26, 1992. No specific <br />compliance survey and analysis of this property to determine whether or not it is in conformity <br />with the various detailed requirements of the ADA has been made. It is possible that a <br />compliance survey of the property, together with a detailed analysis of the requirements of the <br />ADA, could reveal that the property is not in compliance with one or more of the requirements of <br />the Act. If so, this fact could have a negative effect upon the value of the property.
