<br />. 1" t: <br />OflrDJ <br /> <br />flI1Ployment in Phase III would differ under Alternatives Two <br />and Three based primarily on their different capacities. <br />Alternative Two would reach an employment level of 690 and <br />Alternative Three would reach 587. <br /> <br />In addition to the ski area, the related real estate <br />developnent program also generates significant new indirect <br />employment, which includes management and housekeeping for <br />condominium and hotel units and service workers and <br />management employment for the conference centers. It also <br />includes proprietors and staff for the new retail trade <br />establishments, golf course employees, etc. This employment <br />has been calculated using the following ratios: <br /> <br />Residential - <br />0.1 employees per resort townhouse unit <br />0.2 employees per resort condominimum unit <br /> <br />Hotel/Conference - <br />0.75 employees per hotel room <br />O.l employees per conference <br /> <br />Retail - <br />6.0 employees per 1000 sq. ft. of restaurant/bar sp:lce <br />3.0 employees per 1000 sq. ft. of general retail <br />0.25 employees per 1000 sq. ft. of health center <br /> <br />~- <br /> <br />20 employees for golf course <br /> <br />Under Alternative Two the indirect employment related to the <br />real estate developnent program is estimated to reach 665 in <br />1995, I, 266 in 2005 and 1,770 by 2020. Total employment <br />would then equal 964 in 1995, 1,765 in 2005 and 2,460 in <br />2020. <br /> <br />(2) Off-site Seconda~ Employment <br /> <br />In addition to direct employment the economic stimulus <br />associated with the proposed developnent would generate a <br />sizable number of secondary, or non-basic employment <br />opportunities. Most of these opportunities would occur in <br />the retail and wholesale trade, services, and finance/real <br />estate industries and would be supported by the local <br />spending of wages and salaries by on-site employees and by <br />the various business establishments associated with the <br />project.
