<br />. <br /> <br />. <br /> <br />. <br /> <br />-< ~~ .-: <br />l.~.Ji <br /> <br />Off-farm Employment <br /> <br />Many farmers in this area supplement their farm incomes by <br />working off the farm. A number of employment opportunities are <br />available locally to farm operators and to members of their <br />families. <br /> <br />Some farmers have part-time or seasonal work in retail stores, <br />implement shops, and sugar beet refineries; sell farm seeds or <br />feeds on a commission basis; or sell other types of products as a <br />field agent. Custom farm work such as cutting, baling, hauling hay <br />and other custom harvest operations are increasing sources of off- <br />farm income. Work on county and state highways provides part-time <br />employment for some of the farmers. Table 6 sUlllIlJB.rizes pertinent <br />information regarding the magnitude of off-farm employment in the <br />project area. <br /> <br />Taxation <br /> <br />The revenue of the state and its governmental subdivisions is <br />raised by taxation in various forms. Generally, local governments <br />rely chiefly on prDperty taxes; however, the state has a number of <br />other sources of revenue including personal income tax, a 3 percent <br />retail sales tax, and various excise taxes. Table 7 reports the <br />assessed valuation of taxable real property, taxes levied and the <br />total average county levy by years for the four Colorado counties <br />that include project area lands. Assessed valuation of property <br />within the Lower Platte Water Conservancy District is presented <br />subsequently in this report. <br /> <br />Farm Real Estate Values <br /> <br />Farm real estate values in Colorado have followed the same <br />general trend as the 11 western states. <br /> <br />In 1960 irrigated, nonirrigated and grazing land averaged <br />$208.15, $64.35 and $26.81 per acre, respectively, in Colorado. 1I <br />Based on the indexes found in table 8, the following land values <br />were established for Colorado for the last five years. <br /> <br />l/ Farm Real Estate Market Developments, Economic Research Service, <br />U.
